Introduced by the Building Safety Act (the Act), the Golden Thread ensures that accurate and consistent building information is maintained throughout the lifecycle of higher-risk buildings—typically high-rise residential structures.

For facades, this means that the right people must have the right information at the right time to manage building safety risks from design and construction through to operation.

Although the Act does not list specific documents for the Golden Thread, it mandates that all necessary information be included to demonstrate that the building is safe and complies with regulations. For façade systems, this includes detailed design, performance, and compliance documentation.

What are the HRB Gateways and how do they impact the Golden Thread?

The Gateway system, also introduced by the Act, is a three-stage process that duty holders (the Principal Designer and Principal Contractor) must follow to ensure compliance for HRBs. Each stage involves submitting critical documents, which become part of the Golden Thread:

What Information About Facades is Required for the Golden Thread?

At Gateways Two and Three, the BSR requires detailed information to demonstrate the safety and compliance of the façade system, including:

  • Gateway Two Submission:
  • Full façade designs (including key calculations)
  • Test certificates and fire safety data.
  • Performance specifications.
  • Installation manuals.
