Set within a well-established residential area of Maidstone, Sandling Park is a low-rise development that has recently undergone a significant external envelope transformation.

This wasn’t a cosmetic upgrade. The project formed part of a wider response to evolving fire safety standards, requiring a complete rethink of the building’s façade. What’s been delivered is a scheme that not only meets current regulations, but gives residents a renewed sense of confidence in the safety of their homes.

Client Challenge

The brief centred on navigating a complex set of real-world constraints, balancing compliance, performance, and the realities of an occupied site.

Key considerations included:

    Existing combustible materials across the façade needed to be fully removed and replaced in line with updated regulations.

Benx Solution

The solution focused on delivering a fully non-combustible external wall insulation system using a Direct Fix approach, ensuring compliance while supporting long-term performance.

A fully filled insulation build-up was installed to eliminate voids and reduce the risk of thermal bridging, helping maintain consistent thermal performance across the façade. This was paired with a durable render finish designed to provide reliable weather protection and a clean external appearance.

Rendaclad soffit treatments were introduced to carry fire performance consistently across junctions, ensuring the entire façade worked as one system rather than a collection of parts.

What stands out here is the joined-up delivery. With responsibility spanning both supply and installation, there was a clear line from design intent through to completion, helping maintain quality and consistency throughout.

Visual & Design Commentary

The transformation is clean and considered.

The new render finish brings a sense of uniformity to the building, removing the visual clutter created by the previous mix of materials. Soffit detailing is handled neatly, with smooth transitions that feel intentional rather than added on.

As you move around the building, the consistency becomes more apparent. Window interfaces sit comfortably within the façade, junctions are well resolved, and the overall finish feels solid and well put together.

There’s nothing overworked about it. Just a straightforward, well-executed façade that does its job visually and technically.
